It was a great inspection and I would recommend you to anyone. I have relied on that inspection to figure out what to deal with first, in this house. These old houses are tricky, and I've learned a lot dealing with this property.
I didn't really understand what you thought was wrong with the floors, until I walked on them. They're not level. I've been told that's a problem in most of these old houses, but in the others that I've been in, and the ones I grew up in (I grew up not far from here) the floors were level, so that was a surprise to me.
The tenant in the house did a lot of damage to the house when she had to vacate, so the inspection report was also good for figuring out what she did, and what was damaged before. For example the thermostats was ripped out of the wall, and I thought that it was probably like that, but my sister and brother pointed out that if it had been like that, you would have mentioned that in the report.
So I checked, and it wasn't mentioned so I will add that to my list of damages. The soap she poured down the gas lines well, obviously that was her.
So this experience taught me that the report is critical. I've always thought so, but it was really critical in this case, where you have a seller that is disingenuous and an erratic tenant. I will probably buy more property in this area, and I would definitely use you again.
